If your roof is more than 15 years old, it pays to know the warning signs before a small problem turns into a ceiling stain. Here are five things you can spot from the ground, no ladder required.
1. Shingles that are curling or buckling
Heat and moisture wear out asphalt shingles over time. If the edges are curling up or the center is buckling, the shingle is losing its seal and water can get underneath. This is the most common sign that a roof is near the end of its service life.
2. Missing granules in the gutters
Asphalt shingles shed granules as they age. If your gutters are filling up with a sandy, dark grit, your shingles are wearing thin. Once the granules are gone, the underlying mat is exposed to UV and degrades fast.
3. Dark streaks or stains
Streaks running down the roof are usually algae, not structural damage, but they signal that moisture is sitting on the surface longer than it should. If the streaks are soft to the touch or the shingles feel spongy when you press them, the decking underneath may be softening.
4. Missing or cracked shingles
South-facing slopes take the most sun and fail first. Walk around your house and look up. A few missing shingles after a storm is normal; a pattern of cracked or missing shingles across one slope means the roof is failing systematically.
5. Sagging in the roofline
If the roofline has a dip or wave when you look at it from the street, the decking or rafters may be compromised. This is the most serious sign on the list. A sagging roof can collapse under the right load and should be inspected immediately.
