Roof Maintenance Plans
Preventive care that extends roof life and catches small problems before they become expensive leaks. Scheduled visits, documented findings.

What's included
- Bi-annual scheduled visits
- Minor repairs included
- Priority emergency response
A roof is the only part of your home that takes direct hits from UV, rain, wind, and debris every single day. Yet most homeowners never inspect it until something goes wrong. By then, a $200 maintenance task has become a $3,000 repair.
Our maintenance program catches problems early, extends the life of your roof, and keeps your insurance company happy.
What’s included
- Two scheduled visits per year — spring before storm season and fall after it ends
- Full inspection at each visit with photo documentation
- Minor repairs included — sealing flashing, replacing up to 10 damaged shingles, clearing valleys and gutters
- Drainage check — gutters, downspouts, and flat roof drains cleared and tested
- Ventilation assessment — attic temp and moisture checked from inside
- Written report after each visit with findings, photos, and recommendations
- Priority emergency response — maintenance customers get same-day tarping after storms, ahead of non-members
Why maintenance matters
South Florida’s climate is brutal on roofing materials. UV degrades shingle sealant, humidity rots underlayment, and storm debris clogs drainage paths. A roof that would last 25 years in a mild climate lasts 15–18 here — unless it’s maintained.
Regular maintenance:
- Extends roof life by 3–5 years by catching and fixing small issues before they compound
- Prevents 80% of emergency leaks — most leaks start at flashing and penetrations that we inspect and reseal during maintenance visits
- Preserves your insurance policy — many Florida insurers now require proof of regular maintenance to renew coverage on roofs over 10 years old
- Maintains your warranty — most manufacturer warranties require regular professional maintenance. Without it, a warranty claim can be denied
Cost
Our maintenance program costs $350 per year for most single-family homes — less than the cost of a single emergency leak repair. The program pays for itself the first time we catch a problem before it becomes a leak.
Larger homes, commercial buildings, and properties with complex roof designs (multiple valleys, skylights, flat sections) are priced after the initial inspection.
